Analisa Penyebab Keterlambatan Proyek Pada Pembangunan Apartemen Royal Cityloft Dengan Menggunakan Metode Fault Tree Analysis

Abstract

Dengan kemajuan zaman seperti saat ini banyak wilayah perkotaan mengalami perkembangan sangat pesat khusunya dalam perkembangan dunia konstruksi, didalam pembangunan pada proyek konstruksi waktu yang digunakan sangat berpengaruh terhadap lambatnya proyek pembangunan, karena pada proyek pembangunan saat ini banyak proyek yang mengalami keterlambatan yang belum teridentifikasi secara jelas apa penyebab dari keterlambatan suatu proyek konstruksi, oleh karena itu sangat dibutuhkan adanya identifikasi untuk meminimalisir tentang penyebab dari keterlambatan proyek konstruksi.

Pada pembangunan proyek Apartemen Royal Cityloft yang berada dikawasan babatan wiyung nomer 101 wiyung surabaya mengalami keterlambatan dikarenakan waktu yang telah direncanakan tidak sesuai dengan waktu yang telah berlangsung. Akibatnya pada tahun 2015 terjadi keterlambatan yang belum diketahui tentang penyebabnya.

Tujuan dari penelitian ini yaitu mengidentifikasi pekerjaan apa yang mengalami keterlambatan serta mengidentifikasi penyebab terjadinya keterlambatan pada pembangunan proyek Apartemen Royal Cityloft surabaya. Pada penelitian ini menggunakan penelitian kualitatif. Sedangkan untuk lingkup penelitian yaitu pekerjaan struktur pada proyek pembangunan Apartemen Royal Cityloft.

Hasil penelitian diperoleh dari laporan progress dan kurva s yang terdapat pada proyek pembangunan Apartemen Royal Cityloft surabaya. Kemudian dari hasil data akan dicari penyebab keterlambatan dengan menggunakan metode Fault Tree Analysis (FTA) yang didukung dari hasil wawancara, kuisioner dan studi literatur. Wawancara dilakukan kepada pihak terkait yang ada dilapangan proyek. Keterlambatan yang terjadi pada proyek Apartemen Royal cityloft yaitu pada pekerjaan struktur lantai 3, pekerjaan kanopy utama lantai groundfloor, dan masalah perizinan. Faktor yang sering menyebakan keterlambatan yaitu faktor kontraktor, faktor owner dan faktor konsultan pengawas. Dalam pencegahan keterlambatan diharapkan agar semua pihak yang terkait saling menjaga komunikasi sehingga dalam proses pembangunan mendapatkan solusi penangan agar keterlambatan bisa ditanggulangi.

With the progress of time as nowadays many urban areas have evolved very rapidly especially in the development of the construction, in the project construction time used very influential on the slowness development projects, due to development projects currently many projects are experienced delays that have not been clearly identified what are the causes of delays in construction, therefore it is highly desirable to minimize the identification of the causes of delays in construction projects.

On the construction of the project Apartment Royal Cityloft that locatedon the babatanWiyung number 101,Wiyung Surabaya has been delayed due to the planned time is  accordance with the time that has lasted. As a result, in 2015 the delay is yet known about the cause.

The purpose of this research is to identify what work was delayed and  the causes of delays in the constuction of Apartment Royal Cityloft Surabaya. This research uses qualitative research. As for the scope of the research is structure work on construction projects Apartment Royal Cityloft.

The research results obtained from progress reports and curves s contained on construction projects Apartment Royal Cityloft Surabaya. Then from the results data will be sought for the cause of the delay by using the method of Fault Tree Analysis (FTA) that supported by the results of the interviews, the questionnaire and the study of literature.  Interviews were conducted to related parties that exist in the field project. The delays that occurs in the project Apartment Royal cityloft i.e. on the job structure of the 3rd floor, main canopy groundfloor jobs, and licensing issues.  Factors that often cause delays i.econtractors factors, owner factors and supervising consultants factor. In the prevention of delay is expected that all parties involved to maintain mutual communication so on the construction process can get a solution handlers that delays can be solved.
