ANALISIS EFEKTIVITAS JADWAL DAN BIAYA MELALUI PENAMBAHAN JAM KERJA (LEMBUR) PADA PROYEK PEMBANGUNAN GEDUNG GRAND SUNGKONO LAGOON SURABAYA DENGAN MENGGUNAKAN APLIKASI POM-QM

Keterlambatan pelaksanaan proyek tersebut diakibatkan oleh adanya beberapa faktor antara lain pengaruh cuaca, kurangnya tenaga kerja, suplai material yang kurang atau terganggu dan peralatan yang digunakan kurang mencukupi, atau pengaruh dari pihak owner sendiri (misalnya adanya perubahan desain). untuk mengejar keterlambatan agar kembali pada waktu rencana dengan melakukan percepatan/crashing dengan menggunakan metode analisis pertukaran waktu dan biaya TCTO (Time Cost Trade Off Analysis).

Dalam penelitian ini percepatan dilakukan guna mempercepat pelaksanaan Proyek Grand Sungkono Lagoon Surabaya, dan menggunakan percepatan penambahan jam kerja (lembur). Dari analisis penambahan jam kerja (lembur) didapat durasi optimum proyek biaya total proyek paling efektif adalah sebesar sebesar Rp. 134.246.568.640.- dari biaya total proyek 1068 hari dan berkurang sebesar 89 hari dari durasi normal sebesar 1157 hari dengan melakukan penambahan jam kerja lembur sebayak 1 jam sehingga biaya total proyek optimum sebesar Rp. 134.387.606.420 ,- mengakibatkan biaya total proyek normal sebesar Rp. 134.777.446.958,- atau berkurang Rp. 389.840.538,-.

The delay in the implementation of the project was caused by several factors including the influence of weather, lack of labor, lack of material supply or disturbance and insufficient equipment used, or the owners own influence (eg design changes). to pursue delays to return to the plan time by accelerating / crashing by using the Time Cost Trade Off Analysis method.

In this study the acceleration was carried out to accelerate the implementation of the Grand Sungkono Lagoon Project in Surabaya, and acceleration used of the addition of working hours (overtime). From the analysis of the addition of working hours (overtime), the optimum duration of the projects total project cost is the most effective amount of IDR. 134,246,568,640.- of the total project cost of 1068 days and reduced by 89 days from the normal duration of 1157 days by adding an hour of overtime working hours so that the optimum total project cost was IDR. 134,387,606,420, - resulting in a normal total project cost of IDR. 134,777,446,958, - or reduced by IDR. 389,840,538.
