ANALYSIS OF TOWER CRANE PRODUCTIVITY AND OPERATING COSTS
A CASE STUDY OF THE GRAHA CAHAYA KUSUMA OFFICE PROJECT SURABAYA

This study analyzes the productivity and operational costs of a tower crane used in the Graha Cahaya Kusuma Office Construction Project, Surabaya. The objectives are to determine the tower crane’s productivity both theoretically and based on field observations, to identify the factors influencing productivity, and to compare operational costs calculated using both approaches. This research employs a descriptive quantitative method, with data collected through observation, interviews, and documentation. The analyzed data includes cycle time, volume of lifted materials, equipment specifications, and operational costs consisting of fixed costs (depreciation, insurance, taxes) and variable costs (fuel, lubricants, maintenance, repairs, and operator wages). The result show that theorerical average productivity of the tower crane over 20 days of observation was 4961,90 kg/hour, while the actual productivity in the field was 4870,42 kg/hour. The findings indicate a discrepancy between theoretical and actual field productivity, influenced by equipment condition, site conditions, project management, and operator skills. The operational cost analysis also reveals differences between theoretical estimates and actual field values. The theoretical operational cost was IDR 408,290.00 per hour, while the actual cost recorded was IDR . 423,095.00 per hour.
