STUDI VALUE ENGINEERING PADA PEMBANGUNAN MY TOWER HOTEL& APARTMENT PROJECT PT. SURYA BANGUN PERSADA INDAH (Jl. Rungkut Industri No.4 Surabaya)

Abstract

Rekayasa nilai (VE) adalah usaha yang terorganisasi secara sistematis dan mengaplikasikan suatu teknik yang telah diakui, yaitu teknik mengidentifikasi fungsi produk atau jasa yang bertujuan memenuhi fungsi yang diperlukan dengan harga yang terendah (paling ekonomis). Tujuan dari penelitian ini adalah untuk mengetahui hasil studi rekayasa nilai dan menghitung besar penghematan biaya pada pembangunan My Tower Hotel & Apartment Project oleh PT. Surya Bangun Persada Indah yang terletak di Jl. Rungkut Industri No. 4 Surabaya. Pekerjaan struktur dalam pembangunan My Tower Hotel & Apartment Project memiliki nilai atau bobot yang sangat besar. Desain yang dirasakan kurang begitu efektif dan efisien mengakibatkan pembengkakan terhadap biaya yang dikeluarkan. Hal ini tentu saja menjadikan RAB menjadi sangat besar. Penelitian ini merupakan penelitian deskriptif kuantitatif yaitu dengan melakuan analisis terhadap kekuatan struktur dengan menganalisis menggunakan SAP 2000 dan biaya dengan metode value engineering sehingga diperoleh hasil penghematan biaya dengan fungsi dan kualitas yang dipertahankan.

Hasil studi value engineering pada pembangunan My Tower Hotel & Apartment Project Surabaya dapat dilakukan pada pekerjaan struktur yang memiliki biaya tertinggi yaitu pekerjaan balok, pekerjaan pelat lantai dan pekerjaan kolom yang diperoleh dari analisis diagram pareto. Pada biaya diperoleh penghematan biaya untuk pekerjaan balok sebesar Rp 6.601.478.042,00 pada alternatif 5, pekerjaan pelat lantai sebesar Rp 7.193.686.554,00 dan pekerjaan kolom sebesar Rp 2.717.337.646,00.

Abstract

Value engineering (VE) is a systematically organized effort and applying a recognized technique, that is, the technique of identifying the function of a product or service aimed at fulfilling the required function with the lowest price (most economical). The purpose of this study is to find out the results of the study of value engineering and calculate the large cost savings on the construction of My Tower Hotel & Apartment Project by PT. Surya Bangun Persada Indah located on Jl. Rungkut Industri No. 4 Surabaya. The structural work under construction of My Tower Hotel & Apartment Project has great value or weight. The perceived design is less effective and efficient resulting in swelling of costs incurred. This of course makes the RAB becomes very large. This research is a quantitative descriptive research that is by doing analysis of structural strength by analyzing using SAP 2000 and cost with value engineering method so that obtained by cost saving result with function and quality maintained.

The results of the value engineering study on the construction of the My Tower Hotel and Apartment Project Surabaya can be done on the structural work that has the highest cost of block work, floor plate work and column work obtained from pareto diagram analysis. At cost is obtained cost savings for beam work of Rp 6.601.478.042,00 on alternative 5, floor plate work is Rp 7,193,686,554,00 and column work is Rp 2,717,337,646,00.
