ANALISA KONSEP CADANGAN WAKTU PADA PENJADWALAN PROYEK (STUDI KASUS : PROYEK HOTEL & APARTMENT CITY SQUARE MARGOREJO, SURABAYA)

Abstract

Pekerjaan struktur proyek Hotel & Apartment City Square Surabaya sampai bulan September keterlambatan nya mencapai 31,71% dari jadwal rencana. Berdasarkan hasil observasi dan wawancara dengan pihak lapangan, keterlambatan terjadi karena faktor kondisi lapangan dan jumlah tenaga kerja yang pada beberapa periode tidak memenuhi standar. Dalam penelitian ini akan menganalisa ketersediaan cadangan waktu dalam jadwal proyek, dimana sisa cadangan waktu yang belum dipergunakan dalam pelaksanaan dapat dipakai pada pekerjaan selanjutnya. Sehingga dapat dianalisa juga kebutuhan tenaga kerja yang harus dipenuhi pada pekerjaan selanjutnya agar pelaksanaan pekerjaan dapat selesai tepat waktu sesuai rencana. Hasil penelitian menunjukkan bahwa dalam pelaksanaan pekerjaan struktur proyek yang dikaji tersedia cadangan waktu selama 44 hari, sesuai dengan jumlah hari libur yang tersedia selama pelaksanaan pekerjaan, dengan sisa cadangan waktu yang belum digunakan 11 hari. Sisa cadangan waktu ini selanjutnya digunakan kembali pada pelaksanaan pekerjaan struktur lantai 10–lantai Atap. Perhitungan analisa rate of erotion menunjukkan sisa cadangan waktu yang digunakan adalah 24,34%, sedangkan sisa volume pekerjaan 27,84%, maka jika dilanjutkan, angka cadangan waktu akan bernilai negatif yang berarti proyek tidak akan selesai tepat waktu jika tidak segera diambil tindakan perbaikan. Tindakan perbaikan pelaksanaan yang bisa dilakukan adalah dengan menyesuaikan jumlah tenaga kerja dengan jumlah tenaga kerja dalam pelaksanaan pekerjaan yang sudah selesai paling maksimum kecepatan pekerjaannya, yaitu pada pekerjaan struktur lantai 3, dimana jumlah tenaga kerja adalah 102-107 orang. Hasil penyelesaian setelah disusun jadwal baru adalah pekerjaan struktur akan selesai tepat pada waktunya dengan sisa waktu 4 hari. Dan untuk implementasi nya akan disusun network planning menggunakan ms.project yang menunjukkan pekerjaan selanjutnya yang belum dikerjakan sesuai dengan logika ketergantungan pada pekerjaan lantai 3.

Abstract

The project structure of Hotel & Apartment City Square Surabaya until September delayed 31.71% of the planned schedule. Based on the observation and interviews with the field, the delay occurred due to field conditions and the number of workers who in some period did not meet the standards. In this study will analyze the availability of time reserves in the project schedule, where the remaining time reserves that have not been used in the implementation can be used on the next job. So that can be analyzed also the needs of labor that must be met in the next job so that the implementation of work can be completed on time according to plan. The result of the research indicates that in the implementation of the work of the project structure, the available time reserves for 44 days, according to the number of days off available during the execution of the work, with the remaining unused time reserves of 11 days. The remaining time reserves are subsequently reused on the execution of the floor 10-roof floor work. Calculation of the rate of erotion analysis shows the remaining time reserves used is 24.34%, while the remaining work volume is 27.84%, then if it is continued, the time reserve number will be negative, meaning the project will not be completed on time if no immediate corrective action is taken . The action to improve the implementation that can be done is to adjust the number of manpower with the number of manpower in the execution of work that has completed the maximum speed of work, that is on the work of the structure of floor 3, where the amount of labor is 102-107 people. The result of completion after the new schedule is prepared is the work of the structure will be completed on time with 4 days remaining. And for its implementation will be arranged network planning using ms.project that shows the next work that has not been done in accordance with the logic of dependence on the work of floor 3.
