Pengendalian Biaya dan Jadwal Proyek dengan Menggunakan Nilai Hasil (Proyek Rehabilitasi Gedung X Gresik)

Abstract

Seiring dengan pertumbuhan ekonomi di Indonesia, maka kebutuhan masyarakat terhadap proyek konstruksi semakin meningkat. Pembangunan proyek konstruksi tersebut perlu pengelolaan yang serius untuk mencapai hasil yang maksimal. Proyek konstruksi dapat dikelola dengan baik dan mudah menggunakan Analisis Nilai Hasil (Earned Value Analysis). Analisis nilai hasil digunakan dengan tujuan dapat memperkirakan (forecasting) sejauh mana proyek yang dilaksanakan sesuai dengan rencana kerja. Peneltian ini bertujuan untuk mengetahi kinerja biaya dan waktu per minggu dan mengetahui biaya akhir proyek dan waktu akhir proyek. Metode yag digunakan adalah metode Nilai Hasil (Earned Value Analysis).

Dari hasil analisis metode (Earned Value Analysis) nilai hasil minggu terakhir berada diatas rencana. Dari analisis metode nilai hasil minggu terakhir dapat kita lihat nilai SV sebesar Rp185,792,583.94 dan CV sebesar Rp348,089,626.99. Sedangkan nilai SPI sebesar 1.06 dan CPI sebesar 1.12. Hasil penelitian memperkirakan waktu akhir proyek yaitu 89 hari dan biaya akhir proyek sebesar Rp4,254,837,523.80. sehingga keuntungan proyek sebesar Rp368,781,573.68.

Abstract

With the growth of economy in Indonesia, people’s needs of construction project has been more increasing. Building this construction project requires serious management to achieve maximum result. Construction project can be managed well and easily using Earned Value Analysis. This analysis is used with the aim of forecasting how far the undergone project is based on the work plan. This research is aimed to know the time and cost performance per week as well as the final costs and final time of the project. The method used is Earned Value Analysis method.

From the method analysis result, the last week’s result value is above the plan. It can be seen that the SV result is as much as 185,792,583.94 rupiahs and the CV is 348,089,626.99 rupiahs. While the SPI value is 1.06 and the CPI is 1.12. the research result estimates the project final time is 89 days and the project final cost is 4,254,837,523.80 rupiahs, thus the project benefit is 368,781,573.68 rupiahs.
