PRODUCTIVITY AND OPERATIONAL COST ANALYSIS OF TOWER CRANE EQUIPMENT

The increasing demand for educational facilities due to population growth has accelerated the construction of multi-story buildings, including university campuses, particularly in Malang City. In high-rise building construction, the use of heavy equipment such as tower cranes is crucial to support work efficiency and effectiveness. This study aims to analyze the productivity and operational costs of tower crane usage in the UIN Maulana Malik Ibrahim Malang Campus Development Project Phase 2 using a descriptive quantitative approach. Data were collected through field observations and interviews, covering material volume, cycle time, operational costs, and specifications of materials and the tower crane. The results show that the theoretical average productivity of the QLCM-Q7030 tower crane over 20 days of observation was 9,158.04 kg/hour, while the actual productivity in the field was 6,954.41 kg/hour. This discrepancy is caused by several factors: the type of materials lifted, site conditions, equipment condition, operator skill, and project management, which affects coordination and workflow. The theoretical operational cost was IDR 569,013.86 per hour, while the actual cost recorded was IDR 575,270.66 per hour.
